New Jersey homebuyer questions, answered

The questions below come up on nearly every call. Each answer is short first, with the detail underneath, so you can scan for the one you came for.

Money and down payment

How much money do I need to buy a home in New Jersey?
It depends on the program. Some options allow 0–3% down, plus closing costs of roughly 2–5% of the purchase price. New Jersey down payment assistance can reduce the cash needed further.
Can I buy with less than 20% down?
Yes. Conventional allows as little as 3%, FHA 3.5%, and VA/USDA 0% for eligible buyers.
How much are closing costs in New Jersey?
Typically 2–5% of the purchase price. You receive a line-item estimate up front, and part of it can sometimes be covered by a seller credit.
What is PMI?
Private mortgage insurance, required on conventional loans with less than 20% down. It protects the lender and can be removed as you build equity.

Credit and qualifying

What credit score do I need for a mortgage in NJ?
Most programs start around 580, and some FHA options go lower. Best pricing typically begins near 720.
Can I buy a home with student loans?
Yes. Student loans count toward your debt-to-income ratio and can usually be structured around.
What documents are needed?
Pay stubs, W-2s or tax returns, bank statements, and photo ID. You get a personalized checklist so you gather everything once.
How long does pre-approval take?
Usually 24–48 hours once documents are provided.

Rates and process

Should I lock my mortgage rate?
A rate lock protects you from market swings during your transaction. The right timing depends on how far out your closing is and how volatile the market has been.
What happens if rates change during my transaction?
We track the market and share updates. Depending on direction and loan status, locking, floating, or a later refinance may make sense.
What is attorney review in New Jersey?
After a contract is signed, New Jersey practice gives each side's attorney a short window to review and propose changes or cancel. The contract becomes binding once review concludes.
